Our office is closed for the festive season from 5:00pm on Friday, 20th December 2024 and will be re-opening at 8:30am on Monday, 6th January 2025.

To support you throughout our planned closure period, we wish to guide you on managing any urgent repairs that may arise during this time. We have included a copy of our Rose & Jones Emergency Contact List for your reference, however they may differ from those listed on your lease agreement. Please refer to your Residential Tenancy Agreement (Section 18) for your list of nominated repairers and contact information.
Please note: These numbers are only to be used during the planned closure period for repairs that are urgent in nature. If the issue is not considered an “emergency”, the tenant will be responsible for the emergency call out fees.
(a) a burst water service
(b) an appliance, fitting or fixture that uses water or is used to supply water that is broken or not functioning properly, so that a substantial amount of water is being wasted
(c) a blocked or broken lavatory system,
(d) a serious roof leak,
(e) a gas leak,
(f) a dangerous electrical fault,
(g) flooding or serious flood damage,
(h) serious storm or fire damage,
(i) a failure or breakdown of the gas, electricity or water supply to the premises,
(j) a failure or breakdown of any essential service on the residential premises for hot water, cooking, heating, cooling or laundering,
(k) any fault or damage that causes the premises to be unsafe or insecure
Please email all non-urgent repairs to your respective Property Manager (i.e. ash@roseandjones.com.au or sabrina@roseandjones.com.au), and we will attend to them promptly upon return.
If any other urgent issues arise or you require immediate assistance beyond the scope of our Emergency Trades, please contact Ben O’Brien (Head of Residential Management) at ben@roseandjones.com.au.
