This property on Albermarle Avenue had been inspected prior to going to market but with price expectations well above $4.5 million we put it on the watch list as we didn’t see value at that level. Our analysis showed the property was over priced. The client had specific works they needed to do to the property, so with this information we knew it had to be purchased well. After watching the property for a number of weeks, both during and after the auction campaign, we positioned our client to secure the property, which we were able to do by levering price and terms and including some special conditions to provide our client some considerations between exchange and a longer settlement.
