He’d found several potential properties to buy and wanted help working out how much to spend – and the best way to secure it.
To assist, we entered an Evaluate and Negotiate agreement and I assessed 3 properties for him. During the course of evaluation process, we uncovered a few other important factors (such as the need for a suitable home office). We took time to consider these additional requirements before deciding on the right property to buy.
In the end, this stunning St Ives home was right for him. The selling agent for the property was keen for us to put in an offer before auction. But reading the situation, we decided to wait for auction day.
There were 5 registered bidders on the day. Based on my calculations on market value, I made a strong opening bid and knocked out 3 of the competing bidders right at the beginning. We won the auction and successfully purchased the property for $55,000 below reserve.
