The client was seeking a site to build their family home, the challenge was finding a site that;
A) was a large enough site with a minimum requirement of 3500sqm, with the right aspect and elevation and in the prime part of Killara; and
B) the site needed to allow our client to not meet any heritage requirements for redevelopment. This can be difficult in a conservation area where most buildings have a heritage order on them. We found an opportunity that met the key requirements off market.
After identifying the opportunity, we were then able to negotiate with the selling agent and have vendors agree to sell under a Call Option agreement with preferred time frames for both exercising of option and subsequent exchange with rights to apply to council on the intervening period.
