QLD Market Insights July 2026 Report

Share

The latest CoreLogic figures highlight a property market that remains active across Northern New South Wales and South East Queensland, although conditions continue to vary significantly between individual suburbs. Rather than one consistent regional trend, the data reflects a series of distinct local markets, each responding differently to supply levels, buyer confidence and pricing expectations.

Across the six suburbs analysed, 366 new sale listings were recorded over the past 60 days, demonstrating healthy levels of market activity. Established Gold Coast suburbs continue to experience relatively short selling timeframes, while Northern NSW lifestyle markets are generally seeing longer campaigns as buyers take a more considered approach to purchasing decisions. Vendor discounting remains modest across most locations, suggesting sellers continue to hold confidence in long-term property values despite a more balanced market environment.

For buyers, today’s market offers greater choice than in recent years. Success increasingly depends on understanding the unique characteristics of each suburb rather than relying on broader market trends.

What This Means for Buyers

The latest CoreLogic data reinforces that Northern NSW and South East Queensland remain highly desirable regions, although market conditions vary considerably from suburb to suburb. Buyers who understand these local differences are likely to be better positioned to identify opportunities and negotiate effectively.

Established Gold Coast markets such as Varsity Lakes and Reedy Creek continue to experience strong activity, supported by excellent infrastructure, employment accessibility and sustained owner-occupier demand. In contrast, lifestyle markets including Ocean Shores, Mullumbimby and Tallai are experiencing longer selling campaigns, reflecting the more considered purchasing decisions typically associated with premium lifestyle property.

Importantly, vendor discounting remains relatively contained across most of the region despite longer selling periods, suggesting underlying confidence in long-term property values remains intact. Elevated withdrawal activity in several suburbs also indicates that many vendors are prepared to remain patient rather than compromise significantly on price.

For buyers, today’s market rewards preparation, local market knowledge and disciplined negotiation. Understanding the unique characteristics of each suburb has become increasingly important as conditions continue to differ across the region.

Key Insights:

Tallai remains one of the Gold Coast’s most tightly held acreage suburbs, offering buyers a rare combination of privacy, larger landholdings and convenient access to major employment centres. The suburb continues to attract families seeking a semi-rural lifestyle without sacrificing connectivity to Robina, the M1 and the broader Gold Coast. Properties are spending just over seven weeks on the market on average, reflecting the more specialised nature of acreage transactions. Buyers continue to carefully assess value before committing, particularly in the higher price brackets. Vendor discounting remains relatively modest, indicating sellers who price realistically continue to achieve favourable outcomes. The suburb’s exceptionally limited rental supply further reinforces its predominantly owner-occupier profile and long-term residential appeal.

Key Insights:

Reedy Creek continues to perform strongly as one of the Gold Coast’s most established family suburbs. Excellent schooling options, convenient motorway access and proximity to Robina Town Centre continue to underpin consistent buyer demand. With an average selling period of less than four weeks, Reedy Creek remains one of the fastest-moving markets within this report. At the same time, it recorded the largest average vendor discount across the six suburbs, suggesting buyers are negotiating confidently and vendors are increasingly aligning expectations with current market conditions. The number of withdrawn listings also indicates that while demand remains healthy, some sellers are choosing to wait rather than accept offers below their desired price point.

Key Insights:

Varsity Lakes continues to be one of the Gold Coast’s busiest residential markets, benefiting from strong infrastructure, excellent transport links and broad appeal across owner-occupiers, investors and first-home buyers. Recording both the highest number of new listings and the largest rental market within this dataset, Varsity Lakes continues to experience substantial market activity. Properties are selling in less than three weeks on average, highlighting ongoing buyer demand despite broader market moderation. Vendor discounting remains relatively restrained, indicating that quality homes continue to attract competitive interest when priced appropriately. The suburb’s strong infrastructure, education facilities and accessibility continue to support its reputation as one of the Gold Coast’s most consistently active residential markets.

Ocean Shores continues to appeal to buyers seeking a relaxed coastal lifestyle within Northern New South Wales. Its affordability relative to neighbouring Byron Bay, combined with close proximity to Brunswick Heads and excellent beaches, continues to underpin steady long-term demand. Properties are spending approximately ten weeks on the market, indicating purchasers are taking additional time to assess opportunities before committing. Despite these longer campaigns, vendor discounting remains relatively modest, suggesting sellers continue to hold confidence in underlying property values. The number of withdrawn listings also reflects a market where many vendors are prepared to wait for suitable offers rather than reduce prices significantly.

Mullumbimby continues to attract buyers seeking a unique hinterland lifestyle while remaining within easy reach of Byron Bay and the wider Northern Rivers region. Its vibrant community, village atmosphere and limited long-term housing supply continue to make it one of the area’s most desirable lifestyle destinations. Mullumbimby recorded the longest average selling period in this report, reflecting the considered purchasing decisions often associated with lifestyle markets. Buyers continue to negotiate carefully, resulting in slightly higher vendor discounting than neighbouring suburbs. Nevertheless, the suburb’s distinctive character and enduring lifestyle appeal continue to support long-term buyer interest, particularly among interstate relocators and lifestyle-focused purchasers.

Ballina continues to demonstrate one of the region’s most balanced property markets, offering buyers an attractive combination of coastal living, established infrastructure and strong employment opportunities. Properties continue to sell within a relatively consistent timeframe of around eight weeks, while recording the smallest average vendor discount in this report. This suggests sellers are generally achieving outcomes close to their asking expectations when properties are well presented and appropriately priced. Ballina’s growing regional economy, airport connectivity and expanding infrastructure continue to reinforce its appeal among both owner-occupiers and investors.
