These clients employed me late last year to bid at auction for them on a property in Pymble. We were not successful but they called me a few weeks ago as they had found a property and wanted help with the evaluation and negotiation. The property was part of a deceased’s estate so the vendors would definitely sell at auction and instructed the selling agent that they would not look at any offers. I did the calculations to determine the current value of the property (which was considerably higher than the $1,950,000 guide price) and included 5%,10% 20% competition buffers. This gave my clients a real understanding of where the property sat in the market and they could make an informed decision as to how high they wanted me to bid at auction. There were 11 registered bidders of which 4 were actively bidding. We were the successful buyers and the price was at a level my clients were very comfortable with, thanks to their understanding of the market.
