The strategy was to ideally secure an apartment that had renovation upside by the addition of a second bathroom.  The property needed top be in a small manageable block with lower levies, close to transport, amenity and in an area that had protection from large scale development but advantaged by infrastructure upgrades and a natural tenant pool.  We secured this unit at “The Spot”, Randwick, which is close to the POW Hospital, UNSW, Coogee beach and the new light rail.  The apartment was found off market but vendor expectations weren’t where we saw value so after the second week of the on market campaign and strategic negotiations the property was secured at a level inline with our analysis. The client is looking forward to engaging us again to look for their next investment.
